What you are actually paying

Two separate charges land on top of the agreement value when a property changes hands in Maharashtra. Stamp duty is the tax on the transaction itself, charged as a percentage and varying by where the property sits — the BMC area is treated differently from Thane, and rural land differently again. Registration is the fee for recording the sale with the sub-registrar: 1% of the value, but capped at ₹30,000, so on anything above ₹30 lakh it is a flat thirty thousand rupees.

One detail catches buyers out regularly: duty is charged on the agreement value or the government ready reckoner rate for that locality, whichever is higher. A price negotiated below the reckoner rate does not reduce the duty.

How much is stamp duty in Mumbai?
In the BMC area stamp duty is generally 6% of the agreement value for a male buyer and 5% for a female buyer, inclusive of the metro cess. Thane, Navi Mumbai and Pune usually run a percentage point higher. Rates are set by the state and change in the budget, so confirm the current figure with IGR Maharashtra.
What are registration charges in Maharashtra?
Registration is 1% of the agreement value, capped at ₹30,000. On any property above ₹30 lakh you therefore pay the flat ₹30,000 rather than a percentage.
Do women pay less stamp duty in Maharashtra?
Yes. Maharashtra offers a 1% concession where the buyer is a woman and the property is registered in her name. On a joint purchase with a male co-owner the standard rate normally applies.
Is stamp duty calculated on the agreement value or the ready reckoner rate?
On whichever is higher. If the agreement value is below the government ready reckoner rate for that area, stamp duty is charged on the ready reckoner value instead.
Can stamp duty be included in a home loan?
