- What is the standard brokerage on a property sale in Mumbai?
- One to two per cent of the sale value per side is the usual range, so a broker acting for both buyer and seller may earn two to four per cent in total. It is negotiated, not fixed by law.
- How much brokerage is charged on a rental?
- One month of rent from each side is the common arrangement on an eleven-month leave and licence agreement. On longer tenures brokers sometimes charge two months.
- How does a co-broking split work?
- When two brokers close a deal together they agree a split of the total brokerage before sharing the listing. Fifty-fifty is most common, though the broker holding the listing sometimes keeps sixty. Agree it in writing before the property is shared.
- Is GST charged on brokerage?
- GST applies to brokerage services once your turnover crosses the registration threshold. The rate and your liability depend on your registration status, so check with your accountant.
- When is brokerage payable?
- Normally on execution of the agreement rather than on possession, but it depends on what you agreed with the client. Putting the trigger in writing at the outset avoids the argument later.
