The number most buyers miss
The EMI is the figure everyone asks for, but the one that decides affordability is the total interest. On a twenty-year loan at around eight and a half per cent, interest comes to roughly the same as the amount borrowed — the bar above shows the proportion.

- How is home loan EMI calculated?
- EMI = P × r × (1+r)^n ÷ ((1+r)^n − 1), where P is the principal, r is the monthly interest rate (the annual rate divided by twelve, then by a hundred) and n is the number of monthly instalments.
- Does a longer tenure reduce my EMI?
- Yes, but it increases the total interest considerably. Stretching a twenty-year loan to thirty lowers the monthly figure while adding several lakhs to what you repay overall.
- How much home loan can I get on my salary?
- Most lenders keep total EMIs within roughly forty to fifty per cent of net monthly income, and fund up to seventy-five to ninety per cent of the property value depending on the ticket size.
- Does the EMI include stamp duty and registration?
- No. Lenders fund a share of the property value only. Stamp duty and registration are normally paid from your own funds, so budget for them on top of the down payment.
- Does prepaying a home loan help?
- Substantially, and most in the early years, when almost all of each instalment is interest. Floating rate home loans to individuals cannot carry a prepayment penalty.
